The Importance of Staging

"In the vast sea of competitors in the marketplace, the homes that will stand out and sell for the best price, are the ones that are highly styled and staged."

My goal is to present sellers' homes as if someone were looking at a high-end photograph in a design magazine. The three objectives of staging include defining spaces, making the home appeal to a broad audience, and neutralizing the environment so that buyers can imagine themselves living there. Some degree of staging and styling is done in over 70% of all high-end homes listed in Marin County and it is a critical component to netting the highest price possible.

In August of last year, an independent survey was taken from over 300 realtors and 700 properties during the previous twelve months. The survey's results were astonishing. On average, for every $1,000 spent on staging, the seller received $16,450 a 15.45% return on their investment! Additionally, the cost of preparing a house for sale, including staging, is tax deductible.

Staging evokes an emotional response that cannot be replicated without the input of industry stylists who understand what today's buyers need and want. I have 4-5 design firms that I regularly work with, and will personally assist my sellers in selecting the firm that we feel best represents the architecture and style of the individual home.
